A mortgage adviser in Uxbridge you can actually get hold of.

I work from Stockley Park and have done for years. Most of my clients are spread across the country and we never meet — but if you would rather deal with someone local, who answers his own phone, that is worth something.

Where I work

The office is at Suite 125, Orega, Stockley Park, Uxbridge UB11 1FE. In practice I take clients from across Hillingdon — Uxbridge, Hayes, Ruislip, West Drayton and Cowley, and Iver just over the county line — as well as the wider West London corridor and, increasingly, anywhere in the country by phone and video.

You do not have to come in. Very few people do, and nothing about the advice changes either way. But the offer is there, and some conversations are easier face to face.

What makes me different from the other brokers near you

Most local firms are generalists, which is entirely reasonable — there is plenty of straightforward business in Uxbridge. It does mean that when something is not straightforward, it may not be the kind of case that adviser deals with every week.

The work I am known for is the opposite: credit files with history on them, people declined elsewhere, income that does not present neatly. If your case is simple, it should be straightforward. If it is not, you have not landed on a generalist.

What local actually gets you

  • The same person every time. You ring the number on this page and I answer it, or I ring you back that day.
  • Someone who knows the stock. Ex-local-authority flats, new builds around the Stockley Park side, leasehold quirks, the kinds of property that make some lenders nervous.
  • A face if you want one. Rare, but occasionally it is the difference between doing something and putting it off again.

The Heathrow end of it

A large share of Hillingdon works at or around the airport, and airport pay has a shape that mortgage lenders handle badly. Shift allowances, unsocial-hours premiums, overtime that is reliable in practice but discretionary on paper, agency and fixed-term contracts, and in some roles a basic salary that is genuinely the smaller half of what arrives each month.

None of that is difficult money. It is simply money that an automated affordability model reads conservatively — often counting only the basic and discarding the rest, or averaging across a period that included a strike or a quiet season. Two lenders can look at identical payslips and reach figures thousands apart purely on how they treat the allowances.

Put that together with something on a credit file and you have the case I see most often from this postcode: someone who can comfortably afford the payment, declined by a system that could not see most of their income.

What the area's housing does to an application

  • Ex-local-authority flats. Common across Hillingdon, and a proportion of lenders will not touch certain blocks — height, deck access, or the percentage still owned by the council. It is a property decision, not a decision about you.
  • New builds around Stockley Park and the Uxbridge side. Valuations on new stock can come in under the purchase price, and the gap has to be found from somewhere.
  • Short leases. Plenty of older flats here have leases short enough to narrow the lender pool considerably, and it is rarely mentioned until the valuation.
  • Right to Buy. Hillingdon has real council stock, so this comes up more here than in most of West London.

And if you are not local

It genuinely does not matter. Most of my clients are nowhere near Uxbridge, documents are sent securely, and advice by video is no different in substance. The page you are reading exists because people search locally; the service does not depend on it.

Stockley Park at one end, Guildford at the other. Most advice happens by phone regardless.
